  Paragon Apartment Access Statement
 

Introduction 

Paragon Court is a raised ground floor apartment in a Georgian grade 2 listed former hotel.  The apartment overlooks Margate Winter Gardens /Theatre and the sea to the front, and the Lido and sea to the rear. The apartment has many original Georgian features with high ceilings, archways and large sash windows. We have used a mix of antique furniture with original paintings and pieces giving a contemporary luxury feel. The apartment was completely refurbished in 2007 including electrical rewiring, new bathrooms, utility room, carpets, curtains, beds etc However the communal areas and exterior are due to be redecorated Autumn 2008. There are six steps leading to the main entrance and inside the apartment six steps lead down to the utility and bathrooms. There is also a table football semi basement room accessed by further stairs.

 

Transport links

Car  Margate is easily accessible by a network of motorways, the M25,M2 and A299 being approximately 1 hour        

form Dartford Crossing. London is 70 miles. 

Trains  Margate train station is less than a mile from the apartments with direct travel from London Victoria or                                                           Cross taking approximately 90 minutes. Tel 08457 484950

Air  Kent International Airport is at Manston 5 miles away.

 

Local Transport. Just outside the apartment are bus stops for The Loop and Star which travels around the Thanet area which includes Margate, Broadstairs (4 miles) and Ramsgate (5 miles). Also the new large shopping centre at Westwood Cross (2 miles) and the beautiful Cathedral city of Canterbury (17 miles).

From April - September 'City Sightseeing' open top bus tours (Hop On Hop Off visit the local attractions. Tel 07976 170 305. We can supply details of local taxi firms and will try and find out any information that would make your stay more enjoyable.

Arrival & Car Parking Facilities 
 

UK guests can be sent keys a week before their arrival date or the housekeepers Sally and Bev are happy to meet our overseas guests - If you have any concerns they are on hand to help. (We email their mobiles with detailed directions to the apartment.) Or of course call me on 07919 890 093. 

 

We have 2 private off road parking spaces behind Temeraire Court. Unfortunately they are temporarily out of use. However there is parking available outside the apartment in the no through road outside Paragon Court opposite. There are also 2 large car parks nearby with 24 hour parking for £3.

 

 Entrance & Reception 
 

Six steps* lead to the main entrance. From the communal hallway our flat is the first on the left. 
The front door opens into a spacious hallway with entrance phone and coat hanging space. There is an area of coconut matting with the remainder of the hallway being carpeted. The kitchen, living /dining room and both bedrooms lead off from the central hallway. Six steps (with hand rail) lead down to a secondary hall with a door to the semi basement. Straight ahead from the secondary hallway is the utility area and doors to the shower room and separate bathroom.

The steps to the semi basement (table football room) have a handrail but are quite narrow and steep. The central heating thermostat is in the hallway by the steps* on the right hand wall. There are radiators in every room. In the main hallway is an alcove containing leaflets of local interest maps and directories etc.

Dining Room & Lounge

 

Double doors lead off the hallway into the carpeted 19' 6'' dining room / lounge. The main light switch is just inside to the left of the door by the tallboy wardrobe. There are 3 sash windows with security bolts – the keys are on nearby hooks. Each window has wooden venetian blinds and black out curtains. There is a restored oval extendable Gplan table with 2 carvers and 4 dining chairs. It can be extended to seat 8 plus. Additional chairs can be taken from the bedrooms if needed. There is a 4 seater brown leather sofa bed and a matching 3 seater sofa. Next to the sofa bed are 2 pedestal coffee tables with table lamps and a tallboy wardrobe which can  contains bedding and clothes if the sofa bed is used. There is a large glass topped Gplan coffee table and a nest of Gplan coffee tables. The Welcome book is on the coffee table with details of the flat, including AA Route Finder directions to the nearest hospital - 1.2 miles away. At the far end of the room there is a fireplace (for decorative purpose only) with an over-mantle mirror. To either side of the fireplace there are alcoves with shelves  containing books, games and DVDs. To the right of the fireplace there is an LCD TV with DVD player with remote control.

 

 Kitchen  


From the hallway a fire door leads to the kitchen with cushion vinyl flooring. The kitchen overlooks the former Lido and sea beyond. Just inside the door is a fire extinguisher and to the left of the window is a fire blanket. It has Paula Rosa kitchen units, with a gas hob, low level eclectic oven, fridge, freezer, dishwasher and large microwave oven on the work surface. There is an 8 place 'Thomas' cream and brown china ware to be found in the cupboards.  Also pots, pans, and all kitchen equipment from egg cups to toast racks will be found in the cupboards. Glasses and mugs are found in the wall cupboards. The kitchen also houses the Gas boiler*, iron, ironing board and vacuum cleaner. Under the sink is the waste bin - which can be emptied at the skips behind the palisade at the sea end of the building.* To the right of the boiler is a switch - marked do not turn off - if it is turned off by accident a Corgi Registered engineer  may have to re set the boiler.

 

Laundry


The utility room is accessed down 6 steps (with handrail) from the main hallway. The steps are carpeted with the utility area having cushioned non slip vinyl flooring. It contains a washing machine and a separate tumble dryer with work surfaces over. Between the 2 units is a stainless steel sink with cupboards housing cleaning equipment underneath. 

 

Shopping

There is an Aldi* general store approx 100 metres situated to the rear of the building. Approached by turning right out of the building and taking the next right turn. Cliftonville's main shopping area in Northdown Road which starts approx 50 metres further on from the Aldi store.

 Bedrooms 
 
Bedroom 1

 

Situated to the front of the flat, there are 2 large sash windows with venetian blinds and blackout curtains. The  floor is carpeted. There is a king size 5' (1.5 m) wide bed with drawers under  containing extra bedding*. The matching bedroom furniture includes bedside tables with bedside lamps to either side. There is also a chest of drawers and dressing table, stool and toilet mirror. There are 2 large built in wardrobes. The room can take an extra bed - a Z-Bed, Aero, or cot bed can be provided if required. There is a 3 level duvet (*summer weight, autumn and combined for winter). There are four pillows 2 x goose and 2 x synthetic, plus scatter cushions and a bedroom chair. A hairdryer is provided in bedroom 1.


 Bedroom 2 

 

Situated off the hallway opposite bedroom 1. This room contains 2 single beds - one either side of the doorway both with bedside lamps. Under the bed are drawers housing extra bedding* There is a chest of drawers with mirror over, a chair and a built in wardrobe. There is a large sash window (with blackout curtains) which overlooks the Lido and sea. There are 3 level duvets (summer weight, autumn and combined for winter).There is a choice of pillows, (goose or synthetic). All bedding is cotton or polycotton  with feather and non feather pillows, and non feather duvets.

 

 

 

Bathroom & Shower-room

 

Accessed from the utility area the small shower room has an enclosed shower cubicle, WC and wash hand basin with mirror over. The large family bathroom has a bath with side grips, WC and wash hand basin with mirror over. The linen basket and airing rack is in the bathroom which has a large window with obscured glass and roller blind. Both rooms have dual voltage shaving points and vinyl non slip flooring. They also both have electric heated towel rails which can be turned on independently from the central heating via marked switches near the skirting board in the utility area.

 

Semi Basement room

 

Accessed from the secondary hallway a fire door leads to a small landing (which houses the gas meters) and down narrow carpeted stairs to the carpeted semi basement. There are light switches at the top and bottom of the stairs. This room has a wardrobe, a door to the yard (for emergency use only) and two windows with roller blinds and window locks. Currently this room is being used as a table football / play room.

 

 

Fire Alarms

 

The apartment is fitted with fire doors to the kitchen and basement, and  a fire alarm system. The alarms are in each individual flat but also linked centrally. The alarms are checked every Tuesday at approximately 10am. Should the alarm be activated the control box is in the main communal entrance on the right as you enter. Please note in an emergency (only) there is access to the rear yard via the basement room. There is key to this door provided with the set of keys given to guests. Also the windows** in the basement open outwards – NB the windows are locked with keys on a hook nearby.

 

Additional Information 
 
A Welcome Pack is provided with tea, coffee, sugar milk and biscuits. The welcome book has details of places of interest and the housekeeper's contact details. 
The apartment has wireless Internet broadband (limited to 10 mg download). Please note we do not provide a phone - however mobile networks should receive a signal except from the bathrooms and basement. There is a public Phone box to the rear of the building by the green next to the Lido. (Seen from bedroom 2)

**All the windows have window locks or bolts - with the keys on hooks by the windows. Please take care when opening the windows as they are the original sash construction and need to be fixed into place.

Each guest is supplied with a bath and hand towel. The towels are to be kept in the apartment.

The premises are Non Smoking and sadly we cannot allow any pets.
